Render Cleaning Preston

Your render stopped being clean approximately six weeks after it was applied. Not dirty enough to notice. Just enough for the first microscopic algae spores and airborne particles to begin their accumulation.

Just enough for the process to begin. Three years later, you finally notice. By then, you’re not looking at surface dirt. You’re looking at an established ecosystem.

What Lives On Your Walls

Your rendered walls currently host several distinct species of -

Algae, multiple varieties of atmospheric fungi, lichen colonies in various stages of development, and a film of bonded particulate matter that arrived via wind and rain over several years. This is not an exaggeration for effect. This is microbiology.

The black streaks on north-facing render are typically Gloeocapsa magma. An algae that produces a dark protective coating against UV radiation. It doesn’t need much light to thrive, which is why it dominates shaded areas.

The green fuzzy growth is usually Pleurococcus, a green algae that grows almost anywhere there’s moisture and a textured surface to grip.

The orange-red staining is Trentepohlia, which actually photosynthesises like a plant and penetrates into the render substrate rather than sitting on top.

Those crusty grey-green patches are lichen, which are not one organism but two: a fungus and an algae living in symbiosis. They grow at roughly 0.5mm to 2mm per year and can live for decades.

Why does this matter? Because you cannot clean an ecosystem the same way you clean dirt.

Most render cleaners in Preston treat your walls like a dirty car.

Apply pressure. Apply soap. Rinse. Done. This works temporarily. The visible growth disappears. The walls look clean. The customer pays. Everyone is happy.

For about eight months.

Then the growth returns, often faster than before.

Because the pressure washer removed the mature, visible growth but left behind the microscopic root structures, spores, and film where new colonies establish even more readily than on the original surface.

You've seen this. You've probably paid for render cleaning before,

been pleased with the immediate results, then watched the green return within a year and wondered why you bothered. The problem is not that cleaning doesn’t work.

The problem is that killing visible growth without addressing what allows that growth to establish in the first place is incomplete work.

Our Work in Preston

Professional render cleaning that stands the test of time

What Actually Needs To Happen

Effective render cleaning requires three distinct actions, not one.

Remove the established contamination. This is the visible stuff.

This requires the right pressure for your specific render type, the right cleaning agents for the specific organisms present, and enough time for those agents to actually work before rinsing.

Rushing this stage leaves contamination behind.

Kill what you cannot see.

The microscopic remnants, the spores, the root structures embedded in the render texture.

This requires biocidal treatment that penetrates the surface layer and remains active long enough to destroy reproductive capacity.

Create surface conditions that resist recolonisation. This is the stage almost nobody does.

It involves understanding why your particular walls developed growth in the first place and addressing those specific conditions.

We do all three stages. Most companies do only the first, some do the first and second, almost nobody does the third because it requires experience rather than just equipment.

The Question Nobody Asks

“What render system do I have?”

Ninety percent of Preston property owners cannot answer this.

They know their exterior walls are rendered. They can tell you the colour. Beyond that, nothing. This ignorance costs thousands when the wrong cleaning method destroys an incompatible render system.

Lime renders require alkaline-neutral cleaning solutions. Acid-based cleaners dissolve the binder and turn your wall into sand.

Silicone renders need low-pressure application because the surface layer is thin and easily damaged.

Monocouche systems can tolerate slightly more aggressive treatment because the color penetrates deep.

Polymer-modified renders react badly to certain biocides.

Acrylic renders can be stripped by solvent-based cleaners.

Insulated render systems have mesh reinforcement that becomes exposed if surface layers are removed.

Get it wrong and you have not cleaned your render. You have destroyed it.

Before we touch your property, we identify your render system. Not by guessing. Not by assuming. By testing, measuring, and verifying.

Different approaches for different systems. Always.

The Economics of Deterioration

A render cleaning service in Preston costs approximately £15-£25 per square meter depending on contamination severity and access requirements.

Full re-render costs £60-£120 per square meter.

You are therefore paying roughly 20-25% of replacement cost to extend render life by 60-80%.

This might be the best return on investment available in property maintenance. But only if performed before deterioration reaches the critical threshold.

Once biological root systems penetrate beyond the render face coat into the base coat, cleaning cannot reverse the damage. You can remove the visible growth.

But the structural compromise remains. This threshold typically occurs 4-6 years after contamination first appears. Most people call us in year seven.

Free Assessment With Information

We provide quotes. Every company does. We also provide information.

When we assess your property, you receive a written report identifying your render type, contamination severity, underlying issues contributing to growth, and realistic expectations for cleaning results.

Even if you choose not to proceed, you leave understanding your property better than before we arrived.

We Also Serve These Areas Near Preston

As one of Lancashire’s largest towns, Preston naturally generates a high volume of render cleaning enquiries. The sheer variety of properties here, from city-centre apartments with rendered cladding to suburban family homes and rural properties on the outskirts, means we encounter virtually every type of render system and staining pattern imaginable. It keeps us sharp, and it means whatever your property looks like, we’ve almost certainly tackled something similar before.

Beyond Preston itself, we cover the towns and villages that surround it. Leyland is just to the south and somewhere we’re working on an almost weekly basis, along with Chorley and Euxton a little further down. Preston sits at the northern end of our core Lancashire service area, and we’re always happy to discuss jobs anywhere in between.
